Lydgate Lane to close for a month

Lydgate Lane is to close between Crookes Road and Ryegate Crescent from Monday 9 May for essential water mains work.

The bottom section of Lydgate Lane, around the Grindstone is already closed, with a diversion running via Nairn Street and Bute Street.

Last summer, Manchester Road and Glossop Road closed for the replacement of gas mains, but they reopened nearly a month early as the work took less time than originally anticipated.

Convenience store planning application appeal dismissed

The Planning Inspectorate today published its decision regarding the Lydgate Lane convenience store planning application and has concluded that the appeal is to be dismissed.

The appeal decision document (PDF, 98KB) gives the full reasoning for its dismissal, citing the main issue as highway safety being compromised by the proposed development. Alison Lea, the Inspector appointed by the Secretary of State for Communities and Local Government, concludes:

“…the lack of adequate off street parking and servicing provision would be likely to lead to conditions which would be prejudicial to highway safety and that this would be contrary to Policy S10 of the Sheffield Unitary Development Plan which provides that in Shopping Areas new development will be permitted provided that, amongst other matters, it would provide safe access to the highway network and appropriate off-street parking and not endanger pedestrians.”

The original planning application was made last August. Following the planning officer’s recommendation for refusal, it was rejected by the Council. An appeal by the applicant followed and today is was announced that this has been dismissed. A more detailed summary of events can be found here.

Grass verge protection measures installed in Crosspool

Two sets of wooden bollards have been installed in response to concerns over damage to grass verges by vehicles.

A set of four of the bollards are located on Marsh Lane at its junction with Lydgate Lane, and a further four are adjacent to 42/46 Tapton Hill Road. They are funded by the South West Community Assembly.

The bollards prevent vehicles from mounting the grass verge areas between the pavement and the road. Their arrival follows requests from local residents worried about erosion.

The Old Grindstone pub to reopen on 25 February

After years of uncertainty, including rumours of closure and demolition, the future of the Old Grindstone public house in Crookes seems safe, at least for the moment.

The owners, Greene King, are refitting the premises with a view to reopening on 25 February. With a banner on the pub promising ‘new food and drinks at great prices’, it seems that a more comprehensive food menu will be a feature of the relaunched pub.

Greene King has also applied for an extension in opening hours to provide alcohol and entertainment from 9am-12 midnight Sunday to Thursday and 9am-1am on Fridays and Saturdays.

The application can viewed during office hours at the Licensing Department in the town hall.

Crosspool Coffee Shop closes: property to be sold as a house

The coffee shop situated on the plot between Manchester Road and Lydgate Lane has now closed.

An application to change the use so it could become a house was accepted by the council last year. The two-bedroomed property been put on the market for £264,950 and now includes planning consent for a drive.

Comment on convenience store planning appeal before Wednesday 26 January

The window for residents to comment on the appeal for the proposed convenience store on Lydgate Lane in the premises currently occupied by Motor World closes on Wednesday 26 January.

Local pub facing demolition to make way for property development

A planning application (10/03887/FUL) has been submitted for the Hallamshire Hotel building on Lydgate Lane. It proposes that the former pub is demolished to make way for four dwelling houses, two apartments and detached garage block.

The planning, design and access statement (PDF, 515KB) for the application states:

There has been a succession of short term tenants, all of whom have failed to successfully operate a sustainable and profitable business. Clearly licensed use for this site is no longer the most viable form of operation.

The pub has been closed for several months now, with the windows boarded up.

Residents have until 25 January 2011 to comment on the application.

Convenience store planning application appeal: submit your comments by 26 January

As expected, Turner Investments Ltd have submitted an appeal against the decision to refuse permission for planning application 10/02657/FUL, a convenience store in the current Motor World premises on Lydgate Lane.

This morning, Crosspool residents who commented on the application received a letter stating that the appeal started on 15 December and it appears that the window for comments is due to close today, Wednesday 29 December. It turns out that this should have read Wednesday 26 January 2011. A revised letter expected shortly.
